Description

55+ community: At least one unit owner must be 55 or older. No one under 16 may reside (limited visits only: max 14 consecutive days, 3 times per year). Strict leasing rules: Minimum lease term 4 months; only one rental per year. Board interview + approval required for every lease (and every sale). No pets except a caged bird. No business of any kind operated from the unit. No exterior "For Sale / For Rent" signs. Recreational land lease payments ($78/quarter) in addition to regular maintenance. Board approval + background check required for all new owners/occupants. Recreational land lease — mandatory. Each unit carries a non-exclusive long-term leasehold interest in the recreational areas (pools). Current stabilized payment is $78 per quarter ($26/month), paid to the recreational land lessors (not the Association). Access to the 9 pool areas and Clubhouse is limited to unit owners (and approved occupants).
