Riverfront project planned in Stuart may sink

Plans to develop about two acres of city-owned riverfront land in Stuart may fail to advance. Stuart has owned the land along the St. Lucie River, known as the Northpoint property, since 2002, when the city bought it for $500,000 hoping a developer would build there. Development company Northpoint Ventures LLC has planned to build a restaurant, a hotel and boat slips there. But Northpoint Ventures may fail to submit a new lease for the city land or take over an existing lease by Wednesday, a deadline the city set May 23. Boutique Adagio condo project in Fort Lauderdale Beach launches

A new boutique condo building called Adagio is coming to Fort Lauderdale’s North Beach Village.  Adagio Fort Lauderdale Beach, a 31-unit luxury project on the Intracoastal Waterway, has launched sales and opened its on-site sales gallery. The Venezuelan developer behind Adagio on the Bay is also building this project, sales agent Brogan Farrell told The Real Deal. Adagio on the Bay, an 11-unit project nearby was completed last April by Grupo Alco, led by Gustavo, Leonardo and Luis Coll. Adagio Fort Lauderdale Beach, at 435 Bayshore Drive, is being marketed to empty nesters, Las Olas residents and those looking for second homes, Farrell said. Downtown Fort Lauderdale gets another mixed-use project

Another hotel, more residential units and plenty of commercial space is coming to downtown Fort Lauderdale. A planned mixed-use development in the Flagler Village neighborhood will soon seek site plan approval from the city of Fort Lauderdale. Above is the Flagler Village site with a rendering of the project. Dev Motwani’s Merrimac Ventures is developing 315 Flagler, a $25 million project with a 220-room hotel, 120 residential units and 7,000 square feet of commercial space. At a Broward County Commission meeting on Tuesday, the property at 315 Northwest First Avenue received plat approval. 315 Flagler, LP purchased the four-parcel development site in January for $1.9 million. Downtown Fort Lauderdale’s growing rental evolution

A new wave of luxury rental apartments is in the pipeline for downtown Fort Lauderdale as developers hope to cash in on growing demand from young professionals and millennials. As they say, build it and they will come. Nearly 3,400 rental units are either planned or currently under construction in the city, according to a newly released spring report from CapasGroup Realty Advisors. Another 3,059 units are in the proposal stage. The number of units now in the pipeline has blown past what’s been delivered in Fort Lauderdale over the past 12 years.
